NorthBase is a passive real estate partnership for investors who want to grow capital over time without day-to-day involvement.  It's built for those who value capital growth over short term yields.

The partnership acquires supply constrained, walk-to-campus housing near major universities, beginning with CSU Fort Collins and CU Boulder, and operates the portfolio for rental income and property appreciation.  Over time, property cash flow is used to build a Bitcoin position for our partners, allowing both assets to grow together within the same structure.

A focused strategy centered on single-family homes located within walking distance of major university campuses. Properties are acquired and operated as a portfolio, providing investors with the benefits of passive rental property ownership.

Bitcoin Treasury: 

The strategy accumulates Bitcoin gradually using property cash flows and holds it over a six-year time frame. This allows partners to save capital in a scarce asset rather than in U.S. dollars that depreciate in purchasing power, while remaining fully invested in real estate.
 

  • Monthly Bitcoin accumulation is funded by real estate cash flows

  • No trading, leverage, or reactions to short-term price movements

  • Bitcoin is held securely under clear, rules based guidelines through fund exit. 

Investor Protection 
GP-Funded Bitcoin Reserve 

A dedicated Bitcoin reserve funded entirely by the GP sits below investors as a first-loss shield. This reserve is designed to protect investor capital, support preferred returns, and strengthen the portfolio as Bitcoin appreciates over time. 
 

  • Supports investors preferred returns at exit.

  • If preferred returns are below the exit target, the GP funded Bitcoin reserve kicks in and is distributed to investors. 

  • The reserve grows in US Dollar strength as Bitcoin appreciates over time

NorthBase 2032 Fund — Additional Opportunity Sleeve

An international Airbnb allocation designed to enhance long-term upside.

Buenos Aires Airbnb (Upside)

~15% target allocation: NorthBase 2032 Fund

A focused strategy investing in prime Airbnb properties across the most desirable tourist neighborhoods of Buenos Aires—an undervalued international market where NorthBase has local sourcing and oversight. Dollarized rental income is converted into Bitcoin, supported by the GP first-loss shield and the GP-funded Bitcoin Reserve.

  • Investors receive a 7% annual cumulative preferred return, calculated on their original invested capital and payable at exit.

  • Investors continue to participate in the overall performance of the platform beyond the preferred return

  • The strategy is long-term ownership and capital growth rather than short-term income distribution.

The remaining 20% allocation is dedicated to acquiring and holding Bitcoin through fund exit. In addition, ongoing property cash flow is used to increase each investor's Bitcoin position over the life of the partnership.
